Where Now - So. California Real Estate

I am a tax attorney by training and a Real Estate Broker investor by choice. I hate the stock market and have never made any money for myself although by broker always made money even when I was losing.....

I got tired of chasing the best CD rates so decided several years ago to invest in north San Diego County, Ca. single family residents.....this allowed me to diversify my money over several houses....the early 2000's saw 15 to 20% appreciation on most of these properties each year.....then as we all know the real estate climate changed. Now we have a flat market, fortunately builders are slowing way down with new constructio so that the basic economic law of supply and demand should help us out but who knows how long this will take.

Each day we hear and read about all of the forclosures, the sub-prime loan market collapsing, the fed probably going to raise interest rates and the lender's tightening their loan requirements....all this makes it difficult for new people to buy our existing residential houses hopefully at a profit someday to us investors.....the purpose of this blog is to share my thoughts on So. Cal Real Estate and get your ideas...some of the questions I have include:

a. With good deals comming up everyday due to the increasing forclosures, should we go out and buy some more houses??

b. If not real estate where else should we put our money that will be reasonably safe and give us decent return on our money.....
